Sealcoating- Applying an asphalt based or coal tar sealer to existing asphalt.

Sealcoating maintains pre-existing asphalt. The sealer slows the deterioration of the asphalt and improves the aesthetic appearance of the property. The sealer slows deterioration by blocking UV rays from the sun which cause oxidation. It also seals out gas, oil, chemicals and other petroleum products leaked by vehicles that eat away your pavement.

Filling cracks in asphalt is an important way to dramatically slow deterioration. Cracks allow water to penetrate the asphalt which then freezes and erodes the subgrade causing extensive damage. To mitigate this intrusion, a rubber-based commercial grade crack filler should be applied.
